Having the property show its absolute best is key to getting the home sold for top dollar and in the shortest amount of time. Getting your home ready for the market can feel overwhelming. Brittany will help answer all of your questions and provide input on things you can do to get your house showing its absolute best. Sometimes a property only needs a deep cleaning and window washing or maybe your home would benefit from some repairs and fresh paint.

Establish a List Price

Together we will review an in depth market analysis of sold and active properties in your area. We will also take into consideration the condition and location of your home to establish the list price.

Marketing Your Home

Creating beautiful digital and print marketing pieces will help garner buyer interest in your home. The process begins with hiring a professional photographer and/or videographer. With nearly 90% of home buyers browsing online, Village Properties’ web presence offers a competitive advantage. Your home will display on over 50 popular real estate websites. Your property will be presented to the Realtor community via beautiful email campaigns as well as marketed through Village Properties and Brittany’s social media channels.

Showing Your Home

With your permission your home will be available for private buyer showings, weekend open houses and Realtor caravans.

Accepting An Offer & Escrow

Brittany will review each offer that you receive and will highlight potential strengths and weaknesses. Discussing the terms will help you decide if you would like to accept, counter or reject the offer. Once you have decided to sign and accept an offer, escrow will be opened. Escrow is a process in which a neutral third party is responsible for facilitating documents and funds between the buyer and seller.

Buyer Due Diligence

Upon acceptance of an offer the buyer will have a timeframe negotiated in the Residential Purchase Agreement where they have the opportunity to hire inspectors to inspect every part of your home. Upon completion of the inspections buyers typically will come back to the seller and ask for some type of concessions for home repairs that will need to be done. Sometime a buyer will ask for a specific repair to take place, a credit to cover the cost of a repair or ask for a purchase price reduction. This is a new negotiation that Brittany will assist you with in order to obtain the best possible outcome.

Closing

You will meet with a notary to sign the grant deed and any additional closing documents. Escrow will facilitate moneys due and escrow will close. Congratulations, your home is sold!
